Equal Housing Opportunity. We support and comply with the federal Fair Housing Act and the Equal Credit Opportunity Act, and we do business in accordance with those laws.

Our commitment

EasyHomeLender.com is committed to the letter and the spirit of United States policy for the achievement of equal housing opportunity throughout the nation. Every consumer who submits a request through this website is treated the same way, regardless of who they are.

The laws that apply

The federal Fair Housing Act (Title VIII of the Civil Rights Act of 1968, 42 U.S.C. §§ 3601–3619) prohibits discrimination in residential real-estate transactions, including the making and purchasing of loans secured by residential real estate, on the basis of:

  • Race
  • Color
  • National origin
  • Religion
  • Sex, which the U.S. Department of Housing and Urban Development interprets to include sexual orientation and gender identity
  • Familial status, meaning having children under 18, being pregnant, or securing custody of a child
  • Disability

The Equal Credit Opportunity Act (15 U.S.C. § 1691 and Regulation B) prohibits discrimination in any aspect of a credit transaction on the basis of race, color, religion, national origin, sex, marital status, age, the fact that all or part of an applicant’s income comes from a public assistance program, or the fact that an applicant has exercised a right under the Consumer Credit Protection Act.

Many states and cities recognize additional protected characteristics, such as source of income, marital status, military or veteran status, age, or ancestry. Where state or local law is broader than federal law, we follow the broader standard.

How this applies to us specifically

EasyHomeLender.com is not a lender. We are not a lender, mortgage broker, or mortgage loan originator. We do not make credit decisions, approve or deny loans, set loan terms, or price loans. Those decisions are made by the licensed mortgage broker assigned to your request and by the lender they place your loan with.

Our role is limited to receiving your request and routing it to one licensed mortgage broker. Within that role, we commit to the following:

  • We do not ask for protected characteristics. Our request form does not ask your race, color, national origin, religion, sex, sexual orientation, gender identity, familial status, marital status, age, disability status, or source of income. We do not ask, and we do not want to know.
  • We do not use protected characteristics to decide anything. They play no part in whether we accept a request or which broker receives it. The only factors we use are the state the property is in and which broker is licensed and available to serve that state.
  • We do not screen consumers out. We do not reject requests based on the characteristics of the consumer, or based on the neighborhood, ZIP code, or demographic composition of the area where the property is located.
  • We do not target or exclude audiences by protected characteristic in our advertising. We do not use audience-targeting tools to include or exclude people on the basis of any characteristic protected by fair housing law, and we do not exclude any geographic area for a discriminatory purpose.
  • We keep our marketing inclusive. Our advertising and website content are intended to be welcoming to all consumers and are not directed toward or away from any protected group.

We do not accept requests from residents of Illinois, New York, or Massachusetts. That limitation is based on business and licensing considerations that apply to every consumer in those states equally. It is not based on any characteristic protected by fair housing law. See states served.

Brokers who receive your request

Every mortgage broker who receives a request from us is independently responsible for complying with the Fair Housing Act, the Equal Credit Opportunity Act, and all other fair lending laws, and for holding the licenses required to originate loans in your state. We expect that compliance. We do not control the broker’s conduct, their underwriting, or their credit decisions, and we cannot make a fair lending determination on their behalf.

If a broker we connected you with treats you in a way you believe violates fair housing or fair lending law, we want to hear about it. Email [email protected]. Telling us does not replace or extend your right to file a complaint with a government agency, and it does not pause any filing deadline.

The Fair Housing Act also requires that housing-related information be accessible to people with disabilities. Our commitments on that subject, and how to request assistance or an alternative format, are on our Accessibility Statement.

How to file a complaint

Housing discrimination — U.S. Department of Housing and Urban Development. HUD’s Office of Fair Housing and Equal Opportunity accepts complaints by phone at 1-800-669-9777, or TTY at 1-800-927-9275, and online at hud.gov. Complaints can also be mailed to the Office of Fair Housing and Equal Opportunity, U.S. Department of Housing and Urban Development, 451 Seventh Street SW, Room 5204, Washington, DC 20410-2000. A Fair Housing Act complaint generally must be filed within one year of the alleged discrimination.

Lending discrimination — Consumer Financial Protection Bureau. Complaints about a lender or mortgage broker can be submitted at consumerfinance.gov/complaint.

Your state or local agency. Most states and many cities have a fair housing or civil rights agency that accepts complaints, sometimes with different deadlines and broader protections than federal law. HUD can direct you to the agency for your area.
